What is Sealcoating?
Asphalt sealcoating is a process that can help you avoid the need for more costly maintenance, while also providing your paving with an appearance upgrade and a solid amount of ongoing physical protection from the elements.
Sealcoating is the process of applying a fresh coat of asphalt over the existing asphalt surface. This new coat will fill any small cracks or holes, thus preventing bigger long term problems at a later date.
When Does It Need to Be Applied?
With any form of sealing, coating or preventative maintenance, the first question is always “how often do I need to do this?”
In the case of sealcoating, it isn’t necessary to repeat too often — typically a good sealcoating maintenance schedule is once every two years.
This is only an estimate of course, and a range of factors may add to or reduce time between new applications. The best rule of thumb we can give is to keep a close eye on your paved surface. If you see the beginnings of cracks and other wear and tear emerging, it may be time for a new sealcoat.

It’s also important to mention that sealcoating is extremely cost-effective. It costs only a fraction of the costs of repair, even when you factor in multiple coats over time.
It can be done rapidly and uses comparatively little raw materials, simply because it’s only a coat to the outer surface of your asphalt.
